Rental Home Inspector

We offer a program called Rental Home Inspector. At no charge to the landlord, we perform an exhaustive examination of each property to guard against possible safety risks / hazards. We gather and document important information about your property. Included:
• Correct amount of smoke detectors in the house with working batteries.
• Fire extinguishers present and current.
• Serial numbers, make and models of all kitchen appliances.
• Windows functioning and safety gates.
• Roof and gutter maintenance. Viewed from ground only.
• Paint each important handle a distinct color for tenants to identify.
• Plumbing inspection including the proper functioning of toilets.
• Showers and sinks drain properly. As well caulk is present.
• Check handrail for secure fastening.
• Garbage disposal is functioning.
• Outlets are tested for wiring.
• Electrical outlet and switches; proper functioning including outlet/switch covers.
• Garage doors and exterior doors are operating and functioning properly. )
• HVAC & water heater serial numbers, make and models.
• Air filter inventory; document the type and size.
• Locksmith management.
• Carpet cleaning management.

Note: Mid term lease inspections are available at a cost of $65 per unit.











*Fees for these repairs are:

9v batteries are $5.00 each. AA and AAA batteries are $2.50 each
Battery operated smoke detectors are $11.00 each and hardwired & battery operated units are $21 each.
Fire extinguishers are $30 each.
Windows. To open first floor windows are $10 each and 2nd story windows are $22 each. 3rd story windows are $45 each.
Roof and gutter maintenance. (repairs through outside vendor)
Toilets are flushing correctly and not leaking. (repairs through outside vendor)
Showers and sinks drain properly.(repairs through outside vendor)
Caulk shower - $25.00 per. Caulk sink $12.00
Plug and switch covers $2.50 each.
Air filters are $11.00 each
Locksmith (through outside vendor).
Copies of keys are $4.75/each.
Carpet cleaning (through outside vendor).
Light bulb replacements are $2.00 each for “basic” bulbs. Halogens, flourescents or flood lights are $8.75 each. Ballasts are separate and repairs through outside vendor. Round bathroom vanity lights are $5.00 each.
